Custom home builder on BC’s Sunshine Coast
Coastal Grove is now booking custom homes for 2027, anywhere from Langdale to Egmont. We’re a BC Housing licensed residential builder (licence 53228), and every new home is enrolled in the 2-5-10 home warranty. Most custom builds on the Coast run $400–$750+ per sq ft for the house itself, depending on design and finish level, with site prep priced separately, and take about 12–18 months from permit to handover.

What’s different here
Steep, rocky and waterfront lots
Many Coast lots need blasting, retaining or engineered foundations. We price that up front so it isn’t a surprise.
Local crew, no ferry commute
We live and work on the Coast, so we’re on site when we say we will be. We order materials early so the job doesn’t stall waiting on a delivery.
Built for coastal weather
Rainscreen walls, proper flashing and durable cladding for wind-driven rain and salt air.
Energy Step Code
We’re BC Energy Step Code trained and build every new home to the current code for your area.
Custom homes FAQ
How much does it cost to build a house on the Sunshine Coast?
In 2026, most custom homes on the Sunshine Coast run $400–$750+ per sq ft for the build itself, from the foundation up. Land, design fees and site prep (clearing, blasting, septic, well, driveway and hydro) are separate, because they vary so much from lot to lot: a flat serviced lot needs little, while a steep, rocky or waterfront lot can add a lot. We price site prep after we walk the lot and give you a line-item budget.
Do I need a licensed builder?
Yes. In BC, new homes must be built by a licensed residential builder and covered by home warranty insurance, unless you qualify as an owner-builder. Coastal Grove holds BC Housing licence 53228 and enrols every new home with WBI Home Warranty.
Can you build while I live somewhere else?
Yes. If you live in Vancouver, Alberta or further away, you get weekly photo updates, decisions by email or video call, and a local builder who is on site.
What experience do you have building homes?
Our owners bring over 40 years of combined construction experience, overseeing residential, commercial and institutional projects, including years with a national building-envelope contractor. We’ve completed the BC Energy Step Code training. Coastal Grove holds a BC Housing residential builder licence, backs every new home with the 2-5-10 home warranty, and does renovation, window, deck and exterior work across the Coast. We keep new-home bookings small so an owner runs every build.
How long does a custom home take?
Typically 12–18 months of construction after permits are issued, depending on size, site and finishes. Larger or complex homes may take longer. Permit timing varies by jurisdiction; we’ll give you a realistic schedule for your lot.
