Twice a year, a licensed builder walks your windows, doors, siding and deck, does up to 45 minutes of caulking touch-ups on the spot, and sends you a photo report of anything else that needs attention. $350 a visit, or $650 a year for spring and fall.

Coastal rain finds every gap
The fall visit seals small gaps before the October rains. The spring visit catches what winter storms opened up. A tube of caulking in September costs far less than rot in April.
New-home owners in BC have 5 years of building envelope warranty coverage and a duty to maintain the home. Twice-yearly care helps you keep up your side.

Envelope Care is maintenance, not a purchase or sale inspection. If you’re buying or selling, you need a home inspector licensed by Consumer Protection BC. We’re happy to recommend one.
We’ll say when you need an engineer
If we see signs of a wider envelope failure, or the building is a strata, we’ll recommend a Building Envelope Professional (architect or engineer) in writing.
What this is and isn’t: Envelope Care is a preventative maintenance visit by a licensed residential builder. We visually review accessible exterior walls, windows, doors, decks and drainage, carry out up to 45 minutes of sealant touch-ups in standard colours, and report on items that need attention, with a quote for any further work. Roofing, gutters and interior systems are not included. This is not a home inspection as licensed by Consumer Protection BC, not an engineering or architectural review, and not intended for buying or selling a home. You’re free to get other quotes for any recommended work.
Envelope Care FAQ
Is Envelope Care a home inspection?
No. It’s preventative maintenance by a licensed residential builder: we look over the outside of your home, do up to 45 minutes of caulking touch-ups, and report what needs attention. If you’re buying or selling a home, you need a home inspector licensed by Consumer Protection BC.
What colours of caulking do you use?
Our standard range is white, grey, black and clear. Custom colours can be matched as a separately quoted job.
What if it rains on my visit?
The walk-around and report still happen. Sealant needs a dry surface and about 5 °C or warmer, so we rebook the caulking for the next dry day.
Is the roof included?
No. Envelope Care covers walls, windows, doors, decks and drainage at ground level. Roofing and gutters are not included.
How long are touch-ups guaranteed?
One year. If a sealant joint we touched up fails within 12 months, we redo it at no charge. The warranty covers our workmanship, not damage caused by building movement, impact or an issue we flagged in your report for repair.
